The site is located on Long Quay and houses Perryville House [ protected structure], a late Georgian building that was converted into a 3-storey art-nouveau style mansion in the late 19th century. The proposed development consists of the construction of 20 new guest suites and associated facilities. The design concept is for the creation of guest suites arranged around a 3 storey landscaped courtyard with further accommodation arranged around a series of landscaped planted terraces above, set into the existing landscape, stepping back up the hill. This innovative layout arrangement provides all guest suites with an external terrace which takes advantage of the views over Kinsale Harbour together with the retention of the original Perryville House. The proposed guest suites are be generously sized to cater for the demands of the international tourist and have a number of different layouts to add variety and character to the external appearance of the development .
Kinsale’s Town Centre falls within an Architectural Conservation Area, as does this redevelopment, and as such it has been designed to enhance the existing townscape and architectural character of Kinsale. The neutral simple treatment of the proposed extension allows the retained Perryville House in the foreground to be fully appreciated.The use of external materials for the proposed development comprises principally of render, glazed windows and extensive landscaping is simple, crisp and neutral and does not attempt to compete or distract from the exuberant and ornate detailing of the design of the original Perryville House.
