The new building replaces an existing 1960’s office block and will extend to five floors over ground floor with a two-storey basement below. The brief was to create a contemporary office building within modern Dublin to suit the needs of today’s working environment. The property line follows the irregular outer edge of three previously demolished Georgian houses located at 69-71 St. Stephen’s Green. The new design attempts to re-instill some of the history of the site. A repetition of formal elements, an unbroken horizontal roof line as well as a regular defined grid of three bays hints towards the buildings which once stood. The main entrance leads through a revolving door to a double height entrance hall which leads directly to three lifts serving all floors. A twin skin technology is incorporated in the south elevation with built-in automatic blinds situated within the cavity.
